We are regularly looking for development or acquisition opportunities.  We will consider a variety of urban or close-in suburban sites, but properties located near walkable, activity nodes (parks, retail, cultural facilities, transit, etc.) will be given special attention.  Properties of interest include the following:

Multifamily, Active Adult and Mixed-use:
  Midrise Apartments and Condominiums
  Garden-Style Apartments
  Live/Work
  Retail
  Townhomes
  Public/Private Partnerships

Property Size:  1+ acres.
Zoning:  Properties that do not require rezoning preferable, but we will consider rezoning opportunities as well. 
Price:  Depends on location and density. 
Joint Ventures:  Considered on a case-by-case basis.

Adaptive Reuse:
 Multifamily retrofit

Existing Apartments:
 
Minimum of 100 units
  
Class A, B and C+
  
All cash preferred
 

Single-Family, Active Adult:
♦  Detached and attached

Property Size: 10 +/- acres minimum. Larger parcels also considered.
Zoning:  3+ units/acre preferred. Properties that do not require rezoning preferable, but we will consider rezoning opportunities as well. 
Price:  Depends on location and density.
